Letting a property is one job. Find a tenant, vet them properly, paper it lawfully. The industry sells that job as a percentage of your rent, forever. We sell it once, for £99.

Rentsmith started in 2026 in Brentford, west London. A spreadsheet, a stack of compliance guides and one specific irritation: a landlord who wants a vetted tenant and a signed contract is quoted a four-figure fee, or left to assemble the job alone across four websites.

What we do

£99, once, per property, until it's let. Your listing goes on the UK's major portals, with copy written from your details. Every enquiry reaches your dashboard and your inbox, flagged for move-in date, household, pets and smoker. You accept, decline or counter an offer in one click.

Then the parts most landlords dread, done and evidenced. The holding deposit request, capped at one week's rent, with the statutory 15-day clock tracked. Referencing, with a red, amber or green report a person reviews. Right to Rent share-code checks. The required legal documents, served with timestamps. A compliant periodic tenancy agreement, e-signed by everyone, deposit registered with the DPS free.

Then we step back. Rent never routes through anyone else's account. "Rent goes straight to you" is the headline, not the small print. When your tenant eventually moves on, re-listing is one click and another £99.

The promises, in writing

  • The price is the price. £99 per property, whatever your rent. No commission. No monthly fee. No tie-in.
  • Enquiries reach you untouched. The tenant's details and their own words, with their email as the reply-to. We never sit between you and your tenant.
  • A person checks what matters. Verification, listing quality, and every referencing fail or conditional. There is no sales team.
  • Straight answers. Numbers first, in plain English — including when the honest answer is "a high-street agent would suit you better".

Regulatory position

Rentsmith Ltd is a member of the Property Redress Scheme, registered with the Information Commissioner's Office, and carries professional indemnity insurance. Holding deposits are handled under client-money protection, to the statutory rules of the Tenant Fees Act. Tenancy deposits go to the Deposit Protection Service's custodial scheme, free.
