- Sign
A free account. Name, email, mobile. Nobody will ring you — there is no sales team to do it.
- Verify
Photo ID and proof of ownership, uploaded to your dashboard. Automated checks, then a person. Usually the same working day. You carry on writing the listing while they run.
- List — pay £99
Add the property, unlimited photos, and a description we will write from your details if you leave it blank. Pay £99 by card. We review it, then your property is advertised on the UK's major portals — Rightmove, Zoopla and PrimeLocation — until it's let.
- Enquiries, forwarded
Every enquiry lands in your Landlord Zone and your inbox. The tenant's details and their own words, intact. Flagged for move-in date, household, pets and smoker. You reply to them; nobody sits in between.
- Offers
Tenants submit rent, move-in date, term and household. You accept, decline or counter in one click.
- Holding deposit
One week's rent is the legal cap, worked out as monthly × 12 ÷ 52. We issue the compliant request the moment you accept, and track the statutory 15-day deadline. The money is credited to move-in monies or refunded, by the rules.
- Referencing
Credit history, affordability at 30× the monthly rent, employer verification, previous landlord, ID and fraud checks. Up to 2 tenants, plus a guarantor at 36× if one is needed. You get a red, amber or green report. A person reviews every fail before you see it, and if referencing fails we reference your next applicant free.
- Right to Rent
Share-code checks completed and evidenced for every adult tenant, so your legal duty is discharged and recorded.
- Legal documents served
How to Rent guide, EPC, gas safety record, EICR, deposit prescribed information and the government Information Sheet. Each one served to the tenant with a timestamped evidence log you can download.
- Contract signed
A compliant periodic tenancy agreement under the 2026 rules, e-signed by everyone and stored in your dashboard. The deposit is registered with the DPS, free. You hand over the keys. Rent goes straight to you.
Questions, answered
What does the £99 cover?
The whole let. Your listing, live until it's let. Every enquiry forwarded. Offers in one click. Then the holding deposit, referencing, Right to Rent, the legal documents and a signed tenancy agreement. The deposit is registered with the DPS, free. One payment, per property.
Do you take commission?
No. Not a percentage of your rent, not a finder's fee, not a renewal fee. £99 is the only money we take, and we take it once.
Is there a monthly fee?
No. There is no subscription and no tie-in. You pay £99 when you list, and nothing after that. Re-let in five years and it is another £99 — only then.
Which sites will my property appear on?
Your property is advertised on the UK's major portals — Rightmove, Zoopla and PrimeLocation — until it's let. It also gets its own Rentsmith listing page, which you can send to anyone directly.
Who holds the money?
Not us. The tenancy deposit is protected with the Deposit Protection Service, free. Rent goes straight to your account from the first month. We never sit between you and your tenant's money.
What if referencing fails?
We reference your next applicant free. A person reviews every fail and every conditional before it reaches you, so you get the reason, not just a red light.
Is Rentsmith a property management company?
Rentsmith is not a property management company — we find you a tenant and complete the let, start to finish.
Who does the viewings?
You do. Enquiries arrive with the tenant's contact details, so you reply and arrange a time. You know the property. You should meet the person renting it.
What does referencing check?
Up to 2 tenants, plus a guarantor if needed. Credit history. Affordability at 30× the monthly rent, or 36× for a guarantor. Employer verification. Previous landlord. ID and fraud checks. You get a red, amber or green report, reviewed by a person.

How does this compare with an agent?

What if my tenant leaves next year?
Re-list in one click from your Landlord Zone. That is another £99, when you need it. Nothing bills quietly in the background in the meantime.
