Terms of business

1. Who we are

Rentsmith Ltd, registered office 1100 Great West Road, London TW8 0GP ("Rentsmith", "we", "us"). We operate in England only.

2. The service

Rentsmith provides the Tenant Finder, a one-off service purchased per property, running until the property is let: publication of your property on an online listing page and, via syndication, on third-party property portals subject to their terms, with listing copy drafted from your details; forwarding of tenant enquiries to your dashboard and email with pre-qualification flags; relay of tenant offers for you to accept, decline or counter; on an accepted offer, issue and administration of a compliant holding-deposit request capped at one week's rent with the statutory deadline tracked; tenant referencing for up to two tenants (and a guarantor where needed) with human review of any adverse result; Right to Rent share-code checks, evidenced; service of the legally required documents with a timestamped evidence log; preparation of a periodic tenancy agreement compliant with the Renters' Rights framework for electronic signature by all parties; and registration of the tenancy deposit with the Deposit Protection Service at no charge. 3. What the service is not

Our engagement ends when the contract is signed and the deposit is registered. Rent is paid directly to you at all times. Ongoing tenancy matters — rent, the condition of the property, notices, renewals of safety certificates — remain your responsibility once the tenancy has begun. 4. Price and billing

The Tenant Finder is £99 per property (until let), paid once by card through Stripe. There is no recurring charge; a subsequent let is a separate purchase. As a consumer you have a 14-day right to cancel; if you ask us to start the service within that period (by submitting a listing), you consent to supply beginning immediately and any refund reflects the work already performed. Holding deposits are tenant money handled under the Tenant Fees Act and client-money protection rules, and are credited toward move-in monies or refunded per those rules — they are never a fee to us.

5. Verification and going live

Listings go live only after light verification (photo ID and evidence of your right to let the property) and a human review of listing quality. This is fraud prevention and accuracy checking, not tenancy advice. We may refuse or remove a listing that is unlawful to advertise (for example, without a valid EPC), inaccurate, or discriminatory — including any attempt to exclude families or benefit recipients, which we do not support.

6. Enquiries and offers

Tenant enquiries are forwarded to your dashboard and the email address on your account with the tenant's contact details, together with an automatically generated summary, score and flags. Summaries and scores are produced by automated systems, are indicative only, and are not a reference or advice; the decision to view and to accept an offer remains entirely yours. Formal referencing and Right to Rent checks are carried out after you accept an offer, using third-party providers with human review; a reference result is not a guarantee of tenant performance.

7. Your responsibilities

You confirm you are entitled to let the property, that listing information you provide is accurate, and that you hold and will maintain the certificates the law requires (gas safety, EICR, a valid EPC) — we serve the documents you provide and cannot invent missing ones. Ongoing landlord obligations under the Renters' Rights framework remain yours after the tenancy begins.

8. Liability

Nothing in these terms excludes liability for death, personal injury or fraud. Subject to that, our liability is limited to the fee you paid for the let in question. We are not liable for tenant conduct, tenancy outcomes, portal availability, or losses arising from information you supplied.

9. Data

Personal data is handled as set out in our privacy notice, including tenant enquiry data, which is processed to deliver the forwarding service.

10. Complaints

Our complaints procedure is at /legal/complaints. Rentsmith Ltd is a member of the Property Redress Scheme.

11. Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
