Landlords

Tenant Finder Once, per property, until it's let. Everything included: the listing, advertised on the major portals; every enquiry forwarded with flags; offers; the holding-deposit request with the statutory 15-day deadline tracked; referencing for up to 2 tenants, plus a guarantor if needed, with human review; Right to Rent checks, evidenced; the required legal documents served with a timestamped log; a compliant periodic tenancy agreement e-signed by all parties; deposit registered with the DPS free.

£99 once

That is the complete list. No setup fee. No commission. No exit fee. No recurring charge. No percentage of anything. A later re-let is another Tenant Finder at the same price: you pay when you need a tenant, and only then.

What we do not charge for

Nothing on this site is sold separately from the Tenant Finder, and there are no optional extras. Where this site mentions typical market prices for services we do not provide — safety certificates, insurance, court work — those are third parties' prices, clearly described as such.

Tenants

Nothing. Under the Tenant Fees Act 2019, tenants may only be charged rent, a capped refundable deposit (5 weeks' rent; 6 above £50,000 annual rent), a capped holding deposit (1 week's rent) and narrowly defined default charges — none of which are payable to Rentsmith. We charge tenants nothing, at any point, for anything.
